The Golden Snake Crossing the Water Dragon

Three-storey villas available at Balik Pulau

MTT Group has officially launched BOTANICA.CT Garden Township’s fourth residential phase in Balik Pulau, which has a gross development value of nearly RM200 million.

Phase IV comprises 29 three-storey villas perched on a plateau with prices starting from RM5.5 million. Layouts range from 6,000 sq ft, while land area measures between 9,000 sq ft to 16,000 sq ft

With seven exclusive designs to choose from, these villas are equipped with an elevator and individual swimming pool. Inspired by resort living architecture, they also come with an outdoor lanai and water feature in some of the design, creating a “floating” effect with large living space for total comfort.

The show villas are available for public viewing from Mondays to Sunday, preferably by appointment.

“Continuing its journey to become a healthy lifestyle sanctuary, BOTANICA.CT has at least five more residential phases,” said a press release. In addition, a heritage club house is due to open soon followed by mall known as Botanica Walk, a medical centre, a health resort and a retirement resort.

MTT Group began the construction of the 300-acre integrated & self-sustainable township in 2006. Since then, phase I, III and 5A have recorded high take-ups.

Meanwhile, the Prince of Wales Island International School within the township has been completed.

Modelled after the best British boarding schools and manned by experts from the UK, the institution offers world-class education to partially or full-boarding pupils from Year 7 to IGCSE, as well as Cambridge International Examination Board’s A-Level.

With currently 300 students from 19 different countries, it is touted as Penang’s first on-site full boarding international school.

Gateway to paradise from Home & Apartment Trends volume 3004

When looking to purchase a new home for your family, amenities, security and a sense of refinement are important. So, too, is having plenty of room for your children to grow.
Tropical Hillside Villas at Penang’s first garden township, Botanica.CT, offer all this and more – spacious living in a resort-style setting.

Available in seven designs, the three-storey villas have a minimum built-up area of 557m2 on a site measuring 836m2. Each home includes its own swimming pool, says Michelle Goh, marketing manager for noted developer MTT Properties & Development Sdn Bhd.

Botanica 4 is the latest residential phase to become available at the sprawling 12ha garden township. All 29 tropical hillside villas are set out over 4ha of elevated land. Perched around 40-50m above sea level, all the residences enjoy views to Andaman Sea in the distance.

The houses have a dramatic architectural presence and a resort-like appeal – perfect for family life and also for entertaining. Each home has a poolside cabana, and is set off by a water feature and lush landscaping. All the villas are equipped with an elevator, and there are ensuite bathrooms to all bedrooms.

Botanica.CT is the first garden township of its kind in Penang – a private, secure village in its own right. The complex has its own international boarding school – Prince of Wales Island International School – a medical centre, and a mall, which includes a three-level supermarket, a Cineplex, retail, and food and beverage outlets.

There’s also a retirement resort, a modern clubhouse and a health and spa resort.

And Botanica.CT’s idyllic, handy location is just as appealing. On the banks of Sungai Air Putih in the district of Balik Pulau, in the south west region of Penang Island, it is easily accessed via several expressways, putting it just 17km from Penang Airport and 25km from the Penang city centre.
